How much does a new roof cost?
It depends on the size of the roof in squares, the pitch, how many layers are coming off, how much decking needs replacing, and the material. Anyone who gives you a number over the phone is guessing, and the guess is usually low. Danny walks the roof and you get a written, itemized estimate — with the decking priced per sheet, so the number can’t drift.
What we can tell you now: a Class 4 impact-rated shingle is a step up from a standard architectural one, standing-seam steel is a long way above both, and the crew, the flashing and the underlayment are the same on all three.
Is there a charge for an estimate?
No. Danny walks the roof, you get a written estimate, and you’re not obligated to anything. If you don’t hire us, you still keep the estimate and whatever photographs we took.
How long does it take?
A walkable single-storey roof is a day. A steep, cut-up or two-storey roof is two. Tile and metal take longer, and big or complicated roofs get their own schedule on the estimate. We tell you before we start, not at four in the afternoon.
Do I need to be home?
No — but be there for the walk-through at the end if you can. That’s when you get the deck and flashing photographs on your phone and the warranty in your hand. Move the cars out of the driveway the night before, take anything fragile off the upstairs walls, and keep pets somewhere quiet.
What about my landscaping and the air conditioner?
Tarps over the beds, plywood over the condenser, and the dumpster placed where it won’t crack the driveway. Magnet sweep of the yard, beds and driveway twice at the end. If we break something, we say so and we fix it.
Will you pull a permit?
Yes, every time, and we meet the inspector. Denver and the surrounding cities require one for a replacement. A bid without a permit on it is cheaper for a reason.
Can you put new shingles over the old ones?
We don’t. A roof-over hides the deck so nobody sees the rot, voids most manufacturer warranties, adds weight the framing wasn’t built for, and doubles the tear-off cost for whoever does the next roof. Everything comes off, down to wood.
What’s a Class 4 shingle, and does it lower my insurance?
A shingle with a more flexible mat that passes UL 2218 — a two-inch steel ball dropped from twenty feet without cracking it. On the Front Range we recommend it for almost everyone. Many Colorado insurers reduce the premium for it; ask your agent for the figure, because it’s the number that decides whether the step up pays for itself.
What happens if you find rotten decking?
It gets cut out, replaced and photographed before it’s covered. The per-sheet price is already on your estimate, so there’s nothing to negotiate on the roof. You see the photographs at the walk-through, and they go in your file.
Do you use subcontractors?
No. Everyone on the roof is a Ridgeline employee, on our payroll, in our trucks. The foreman who wrote your estimate runs your install. It means we turn work down in a busy June rather than hand you to a crew we met on Monday. Who’s on the crew.
Do you handle the insurance claim for me?
We handle the roof side of it: chalking the test squares, photographing every slope, meeting the adjuster on the roof, writing the supplement, invoicing the carrier for the released depreciation. You file the claim — in Colorado a roofer can’t act as your adjuster, and we wouldn’t want to. How a claim actually works.
Will you cover my deductible?
No. It’s illegal in Colorado for a roofer to pay, waive or rebate your deductible, and any roofer offering to is telling you something about how they do business. Your deductible is yours; on a covered claim it’s the only thing you pay, plus any upgrade you choose.
Can I pick the color?
Yes. We bring full boards to your house and lean them against the roof in daylight. A chip in a binder in your kitchen is the wrong color every time.
What if it rains in the middle of the job?
We don’t start a tear-off with rain in the afternoon forecast, and we only tear off what we can dry in that day — the deck is under underlayment by mid-morning. If a storm comes through anyway, the roof is already watertight. We’d rather move your day than gamble with your ceiling.
What happens if something leaks in year nine?
You call the same number. Marisol finds your file, Wes or Danny is on the roof that week, and if it’s our work it’s fixed with no invoice. If someone else caused it — a mason, a satellite installer — we show you and quote the repair. The warranty, in full.
