What we repair.

• Leaks — the stain on the ceiling, the drip in the attic, the wet insulation.
• Wind damage — lifted, creased or missing shingles after a Front Range gust.
• Pipe boots — the cracked neoprene collar around a plumbing vent, the single most common leak in Denver.
• Flashing — step flashing at walls, counter flashing at chimneys, skylight and valley metal.
• Nail pops and exposed fasteners — from the last roofer, or from a satellite dish installer.
• Storm damage — tarping first if it’s raining in, then the chalk if it was hail.

How a repair visit goes.

1. Find it. Water travels. We start where it shows inside and work uphill on the roof until we find where it gets in — which is rarely directly above the stain.
2. Photograph it before. You see what we found before we touch it.
3. Fix it properly. A new boot, new flashing, shingles woven in — not a bead of caulk over the problem. Caulk is a repair that lasts one summer.
4. Photograph it after, and write it down. What we found, what we did, and what to keep an eye on. It goes in your file and in your inbox.

Repair, or replace — we’ll say which.

If a pipe boot fixes it, we say so and we charge you for a pipe boot. If the roof is twenty-two years old and the leak is the third one, we’ll say that too, and we’ll say it in writing so you can think about it without us in the room. A repair on a roof that’s finished is money spent twice, and we’d rather not be the ones who took it.

Call. The tarp comes first and the paperwork after. A tarp isn’t a fix — it buys the time to do the fix when the roof is dry — but it stops the ceiling coming down tonight, and that’s the job today.
